List Property

  • Sign needed paperwork (listing agreement, relationship disclosure, property disclosures, utility info, etc)
  • Capture eye-catching photos of your home to showcase it to ready, willing, and able buyers
  • Take measurements of rooms
  • List important features and amenities within the home/property
  • Discuss potential obstacles that can pop up
  • Set up REALTOR walk through in order to allow local REALTORS to walk through your home
  • Decide on best adveriting/marketing method
  • Place a Diamond Realty sign on property showing the public it is for sale
  • Put property on the local MLS, Zillow, Trulia,, etc
  • Schedule open houses to attract potential buyers

Show Ready

  • Declutter your home
  • Stage the home properly
  • Allow as much natural lighting as possible
  • Patch any holes in the wall/ceiling and paint any cosmetic flaws
  • Deep clean home


  • Make other interested buyers aware there is an offer to hopefully entice a multiple offer situation
  • Review any contingencies the buyer has (inspections, home sale, etc)
  • Make sure the buyer has been prequalified with a lender

Under Contract

Even though the home is under contract, we still encourage showings just in case something falls through with the current buyer

Contingency Process

  • nspections (if any) are typically done within 10-14 business days of reaching an agreement
  • Radon Test (more and more buyers are having a radon test performed on the property to ensure the levels are below the EPA recommended level of 4.0 pCi/L)
  • Appraisal
  • Financing
  • Home Sale (if an offer is accepted with a home sale contingency, we will continue to show and market the home–if another offer comes in and an agreement is reached, the first buyer has the first right to remove the home sale contingency and move forward)

Closing Process

  • Title Commitment Package review (ensure there are no liens, judgements, etc that would affect closing)
  • Confirmation of Closing Date & Time
  • Closing Statement review
  • Final Walk Through (buyers have the right to a final walk through of the home to ensure it is in the same condition as they last viewed it and that nothing was damaged)

Closing Day

  • Buyer goes first (typically takes 25-40 mins) and then seller follows (typically takes 10-20 mins)
  • Anyone signing must bring two forms of ID (drivers license and debit/credit card/health insurance card, etc)
